A Maine realty company reports that Standish led the state in increased home sales last year.
Maine Life Real Estate, in its ninth annual report, said Standish had a 40.7% increase in home sales and a 13.6% increase in median home price in 2025. Gray scored second with a 31.4% increase in sales, and Westbrook 25.6%.
“These numbers reflect something deeper than just transactions,” Rob Edgerley, broker and founder of the realty firm, said. “They reflect people choosing Maine for its lifestyle, affordability and vibrant communities.”
Peter Mason, owner of Po-Go Realty in Gorham, said the Standish home sales jump is likely due to new projects. He said Standish had several new housing developments being worked on in 2024, but they came to fruition in 2025.
“Woodbrey Heights is a 68-lot subdivision that comes to mind,” Mason said. “I have listed and sold four homes in there with one home currently for sale. There are 8-10 other new homes for sale in there as we speak with more lots available.”
The report was formulated using data provided by Multiple Listing Service, operated by Maine Real Estate Information Services Inc.
Sebago and Watchic lakes, along with the Presumpscot and Saco rivers, provide recreational opportunities that are attractive to buyers and selling points for Standish properties.
Mason said buyers increasingly look for rural character, quality of life, recreational areas and access to jobs. “Standish is ripe for development with its abundance of raw land and proximity to Portland,” Mason said.
Like many Portland suburbs, Standish saw significant growth during and after the 2020 pandemic, with people leaving cities to relocate to more rural areas.
That growth has sparked some pushback among locals, prompting Standish officials to consider a moratorium on large-scale subdivisions in 2024. The Town Council ultimately rejected that moratorium in a 3-2 vote. Growth and attracting more business to town are two concerns addressed in the latest comprehensive plan, updated last year.
